We provide transactional loans for real estate transactions. We often assist wholesalers that have a need to double close or acquire a property when contract assignment is not possible. We have also been able to provide a way to save deals when last minute closing issues. Other examples include:
- Funding to save a deal that is under time pressure (e.g., contract is about to expire, seller has another offer)
- Double close in order to keep details of the transaction private
- Wholetail…funds to purchase and do a quick tune up to get ready for MLS.
- Either seller or buyer is uncomfortable with an assignment agreement, and you need to purchase the property to alleviate those concerns
- Additional funds to cover closing costs or associated expenses
